To formulate project design brief and coordinate with consultants on all design matters.
To assist in technical feasibility study, site evaluation, initial conceptual modelling and what-if analysis for all potential land to be acquired.
To liaise with the relevant authorities on the prevailing planning and design guidelines imposed and their impact on the feasibility of projects.
To support the project management function on technical trouble shooting and alternative design solutions to facilitate the project delivery process.
Other responsibilities include:

Prepare design summary reports for Management reviews and other company related activities
Prepare and review project Master Implementation Program
Review consultant’s design, drawings and specifications for effective space planning, good design practices, detailing as well as selection of material finishes, fittings & fixtures etc on safety, practicality, cost efficiency, functionality and value for money aspects

Familiar with software troubleshooting and basic system maintenance.

Develop annual compliance review plan for the IT domain, encompassing regulatory policy documents, CRR, and upcoming regulatory requirements.
Conduct an independent IT compliance review to ensure IT adhere to applicable compliance criteria and required standards.
Follow up on the action plan according to compliance findings in the review activities.

Independent IT Compliance Assessor

Perform an independent assessment on IT and Digital proposal/concept paper signoff prior submission to the Management Committee and BNM submission (where necessary).
Ensure proposed concept adherence to internal and external policy guideline.

Administration

Ensure the Compliance Risk Control repository is consistently updated.
Prepare/facilitate internal and external reporting to Management, Board and regulators (where applicable).

Other requirement

Capability in overseeing cybersecurity domain to mitigate technology-related risks will add significant value.

Basic Qualifications

Bachelor/ Degree in any IT discipline.
Minimum 3 years of experience in a related field such as Compliance, Audit, Risk Management, or IT is required for this position.
Relevant Compliance, AML, Audit and Risk-related Certifications and /or any other relevant certification with regard to Compliance from the Asia Institute of Chartered Bankers (AICB) is considered an added advantage.
Relevant IT certification and Project Management Professional (PMP) from recognized bodies, foundations i.e. ITIL, Prince2, TOGAF is an added advantage.
Experience in banking operations regulatory compliance, operational compliance, IT or product knowledge is an added advantage.

Bina Water Sdn Bhd is a company that is specialized in all aspects of water main works, water reticulation, sewerage piping works and recently expanding to construction of reinforced structures and construction of buildings. The company has over the years acquired the relevant technology for pipe laying as well as the relevant machinery and equipment. The company is able to carry out pipe laying work using open trenching method for various kind of pipes and sizes ranging from 50mm diameter to 2200mm diameter. Bina Water Sdn Bhd is incorporated on year 1997 by its founder Mr. Kok Kuan Ching with our current directors to cater various construction works due to the rapid development in the country. The directors of Company are Mr. Kok Kai Sing, Mr. Kok Khai Ming, and Mr. Kok Kai Weng.

BINA WATER SDN BHD which was previously known as Kok Kuan Ching (sole proprietor) has undertaken many water main projects from Jabatan Bekalan Air and many other local water supply departments since year 1967. Recently, we have also completed a building under (Sarawak Pavillion) Jabatan Kerja Raya Sarawak for the Malaysia Agriculture Horticulture and Agrotourism (MAHA) at Serdang, Selangor Darul Ehsan. OBJECTIVE Bina Water Sdn Bhd offers a great responsibility for projects. This responsibility extends from conception to completion with full provision for multi disciplinary services that encompasses all construction work, planning & implementing, project control, commissioning and handing over STRENGTHS. The strengths of Bina Water Sdn Bhd lie in the proven experience of its management and staff in being a main contractor or sub-contractor of choice to several major government or private company/bodies such as Indah Water Konsortium Sdn Bhd, Jabatan Bekalan Air which is now privatized as PUAS and later renamed as Syarikat Bekalan Air Sdn Bhd and Jabatan Kerja Raya (JKR).

The largest projects completed by Bina Water Sdn Bhd are as the following:

a) Supply And Laying Of Water Main Works at The Proposed Construction And Completion Of The Common Federal Government Administration Centre At Putrajaya. Utility Trench (C.U.T.) Package Precinct 3 And Part Of Precinct 4 Of The Federal Government Administration Centre At Putrajaya

b) Proposed Construction And Completion Of The Remaining Phase 1 Sg.Besi Trunk Sewer And The Ancillary Sewerage Works At Sg.Besi, Kuala Lumpur.

c)Proposed Supply, Lay and Commissioning of 1500mm DN Mild Steel pipe and Associated Works from Bangi Golf Resort to Kajang Town (Contract No.4)

d)Proposed Design and Build Sarawak Pavillion for the Malaysia Agriculture Horticulture and Agrotourism (MAHA) Serdang, Selangor Darul Ehsan. The optimal mix of activities and expertise provides Bina Water Sdn Bhd with the stronghold to capitalize in the present buoyant construction sector.

Job Responsibilities :

Premises & Facilities Management

Managing the buildingfacilities and office/building equipment including of lifts, swimmingpool, plumbing, air- conditioners, mechanical and electrical, security, pest, landscaping, cleaning and all works related to RMM.
Assist the developer on handing over of vacant possession. To establish and compile all necessary documents parcel of owner. To brief individual parcel of owner on the rules and regulations of RMM.
Oversee all maintenance and repair of Mechanical and Electrical and Civil works or and services including lifts, gen-sets and etc, perform preventative maintenance work, determinesystem problems and make recommendations for repair, review and evaluate the qualityof vendor work.
Supervise all the service contractors/vendors employed by the developer or RMM to ensure that work done as per contract.
To plan, schedule and coordinate monthlyor bi-monthly meetingswith all appointedvendors in relationto operations and administrations.

- To deal, attend and response all enquiries and complaints made by the developer, residents, local authorities and or service providers
- To plan preventive maintenance programme and implement the same.
Regularly carry out buildinginspection on weeklybasis or when necessary to ensure all facilities and equipment are in good conditions.
Regularly carry out building audit inspection (common area) for defect report to the developer
Oversee buildinglighting system including parking street lights and landscaping; installand repair or replace as and when required
Liaise with local authorities for inspections and licencing (lifts, firefighting system and etc)

2.Financial Management

To source for vendor or quotation as and when required. To ensure contractors/vendors claim/invoices are monitored & paid as per agreed timeframe.
Preparing Approval Memo, Purchase Order, Appointment or Renewal of Service Contract as and when required
Preparing budget for OPEX and CAPEX.
Over seeing collection of daily maintenance, sinking fund and others including payments for all service providers, utilities and etc.

Assist all related parties for the firre insurance and claims (if any)

Job Requirements :

Degree in Real Estate / Electrical / Mechanical or equivalent and/or
7-year working experience in various scope of property management & building facilities.
Knowledge in Microsoft Office Applications (Word, Excel, Powerpoint)

Skills Required :

Good knowledge in management, electrical & mechanical and civil.
Familiar with Strata Management Act and other related regulations or laws.
Good interpersonal and communication skills
Good relationship with the developer, residents, Management Committee and others
