Job Description:

• • To manage a team of supervisors, workers, sub-contractors and vendors to execute works within given timeframe.
  • To resolve site issues with supervisors, sub-contractors, vendors, main contractors and/or related third parties.
  • To co-ordinate site works, workflows and inspections with main contractors’ site representatives including attending site co-ordination meetings.
  • To plan, implement and monitor weekly works activities with a team of supervisors in accordance to the master schedule.
  • To monitor work progresses, productivities, qualities and materials usages and ensure those items meet the targeted schedule, productivities, qualities and within quantities.
  • To enforce and monitor all supervisors, workers and sub-contractors abide to safety, health and environment rules and regulations.
  • To prepare shop drawings, ‘AS-Built” drawings and Materials Bill of Quantities required for the project.
  • To keep track, monitor and ensure timely submission of all shop drawings, materials and “AS-BUILT” drawings.
  • To co-ordinate with main contractors and third parties on Combined Services Drawing (CSD) and resolve any clashes prior to construction.
  • Attendance for All Tools Box meetings and all Safety meetings.
  • To implement Testing & Commissioning plan.

• • Diploma / ITC certificate in related trades with 3 years experiences. Those with more years of experiences will be considered for senior position.
  • Building Construction Safety Supervisor course and any other WSH related certificates.

The Assistant Tenant Management Manager is responsible for maintaining effective relationships between tenants and landlord. Reporting to Tenant Management Manager, the Assistant Tenant Management Manager ensures that all tenants accommodated within the terms & conditions of the Tenancy Agreement and House Rules of Toppen.

Your assignment

• Key point of contact for tenants regarding operational and day-to-day topics after opening: support, complaints, requests, communications, TA obligations.
• Tenant’s contact point between CMO and SO.
• Co-ordination with CMO and SO for trainings and programmes to tenant with aim at increasing customer service level and business performance in Centre.
• Organize tenants’ engagement event on regular intervals.
• Analyze, evaluate and propose tenants’ Monthly Gross Sales performance.
• Working closely with tenants to unleash their sales potential.
• Setting up meeting with underperformance tenants to understand, assist and develop assistance plan.
• Support Tenant Management Manager and SO Leasing in developing lease strategy and yearly lease plan.
• Support Tenant Management Manager in Goal setting and planning in accordance with Centre’s Business plan and lease strategy.
• Analyze, evaluate, plan and recommend way / method of retaining and sustaining tenants’
• Conduct, monitor and analyze local retail market and competition.

• Establish, maintain and collection comprehensive / updated Tenants’ Relation Management database and filling system for all tenants (i.e. sales information, licenses, permits insurances, agreement and other correspondences).

• Manual tenant sales collection.
• Ensure all Casual Lease documentation are fully executed according to SOPs.
• Co-ordination within CMO and SO on tenants’ related topics.
• Support to Operations in terms of tenant’s adhering to Centre’s House Rules, Agreements and other required manuals.
• Attending, planning, partaking and organizing in various projects, meetings and presentations.
• Support to marketing in terms of Mystery shopper survey.
• Support in delivering yearly Tenants Satisfaction Index (TSI), Customers Satisfaction Index (CSI) and Brand Awareness Survey.
• Undertaking the role of Duty Manager on weekends on Public Holidays.
• Co-ordinate and assist Finance on refunds of deposit and collection of outstanding debts.
