Key purpose of the role is to provide predictable, reliable and consistent outcomes in the delivery of your work as a surveyor.

Key responsibilities will include but not be limited to:

• Void re-servicing will be carried out with a commercial eye to a high standard, enabling our relet process to be fulfilled in accordance with our KPIs and our customer promise.
• Working closely with contractors and DLO workforce to achieve this, working collaboratively to improve quality, safety and productivity.

• Planned works are carried out to the correct specifications and required standards in accordance with our KPI's and customer promise. Health and Safety standards are in place and maintained

The Candidate

To be considered for this role you will require Building Surveying Experience and ideally hold a RICS or CIOB professional registration.

The below skills would be beneficial for the role:

• Experience of property condition and dilapidation surveys and specify remedial works
• A commercial mind-set, being curious and confident to challenge spend and quality of works, keeping projects and programmes of work to be delivered on time and within budget.
• Up to date knowledge of the housing sector and the external factors that can influence or change the way we work, so we can pre-empt and prepare for change proactively.

The client is looking to move quickly with this role and as such are offering £30 per hour Umbrella LTD Inside IR35.

Looking for a surveyor with Surveying experience of pre and post inspections identifying building defects and disrepair inspections, must be based in or near Borehamwood or home counites, including, Watford and Harrow areas.
Responsible for pre/post-inspection and reports for responsive repairs, void works and cyclical repairs within the relevant area of operation, consulting and engaging with customers, leaseholders and with internal and external stakeholders in the region. To ensure the highest customer standards of delivery are achieved, minimal defects, and a high level of customer satisfaction is achieved. Effectively manage the performance and on site progress of contractors ensuring that works are delivered on time, to a regional budget of £10m to quality standards and achieve value for money in line with all relevant statutory regulations and compliance.
Key responsibilities:


Deliver an effective and efficient Repairs & Maintenance service at an operational level to include a regionally based professional surveying service, disrepair works, Major/Complex Works, FRA, responsive repairs, voids and aids and adaptations.
Prepare and carry out diagnostic inspections, surveys and technical reports in accordance with Group practice. Provide accurate technical advice with competent and thorough surveys/post-inspections.
Identify and manage insurance claims ensuring most economically advantageous outcome for the organisation. To include, property inspections, managing decants, liaising with loss adjusters/insurance team.
Technical lead within the Housing team during the handover of any new developments to ensure quality control through to completion and the end of defects.
Effective and efficient control budgetary spend of approx. £2m within individual area of operation, ensuring revenue and capital spend are recorded accurately. Review invoices and requests for payment from contractors, challenge and resolve submissions where required.
Deliver and effectively manage legal disrepair claims and Environmental Health Orders in line with group process and provide detailed reports, and manage complex repairs to an agreed outcome to protect interests.
Ensure effective liaison with in-house service provider, M&E contractors and external sub-contractor staff to ensure the delivery of a top quartile service in line with industry standards, schedule of Rates, operational regulatory framework, health & safety (including asbestos).
Management and coordination of empty properties to ensure minimal rental loss and maximum return. Carry out major void inspections, ensuring void works are completed to lettable standard against key performance indicators and providing detailed costing for the Options Appraisal’s.
Ensure delivery of all works in line with all compliance requirements and promotion of the organisation’s Health & Safety policy and legislation, all personal risk assessments completed/reviewed and relevant action taken to mitigate risk.

A client within the Public Sector based in the Northeast is currently recruiting for a Maintenance Surveyor to join their team as soon as possible. The client is offering a full-time position on a fixed-term basis with the ideal candidate having experience of working within a local authority within a housing environment.

The Role

Key purpose of the role is to ensure effective delivery of the repairs & voids maintenance service,

ensuring works orders are correctly processed and progressed within agreed time scales.

Key responsibilities will include but not be limited to:

• Monitor quality standards and handle complex repair cases, including major repairs and insurance claims.
• Attend properties to carry out pre and post inspections and assess damage/disrepair; establish cause and determine responsibility.
• Undertake full house surveys following damp & Mould, disrepair or high volume of repairs, ensuring each case is managed through to completion and all data is accurately recorded.

The Candidate

To be considered for this role you will require a HNC Building or equivalent, or qualified through experience and attained or working towards a technical qualification - maintenance / construction.

The below skills would be essential for the role:

• Full UK driving licence and access to a vehicle for business use.
• Numeracy and literacy skills essential. IT literacy, as well as the ability to use company operational software.
• Strong and demonstrable contract, performance and budget management knowledge / skills

The client is looking to move quickly with this role and as such are offering £25.57 per hour Umbrella LTD Inside IR35.

Our team

We are looking to appoint a full time Building Surveyor to join our Facilities Estate Operations Team.

The post-holder will have operational technical authority on all building fabric related compliance and maintenance matters, delivering life cycle replacement condition surveys, adaptation and refurbishment projects, and management of appointed contractors across the University estate.

What you will need

A proactive, customer focused attitude to service.

A suitable degree or BTEC/SQA Higher National Award / NVQ Level 4, in a you will have comprehensive, relevant knowledge and experience of building construction, project management, and associated construction contracts.

You will be AutoCAD proficient and have a working knowledge of The CDM Regulations 2015, construction health and safety, The Building Safety Act 2022, The Equality Act 2010, and BS 8300 relating to accessibility legislation and best practice guidance.

A typical day as a Maintenance Surveyor

• Carrying out pre and post inspections of repairs on both responsive and void properties, managing a patch covering Chichester, Portsmouth, and Guildford, ensuring high-quality work and that our customers are happy with the outcome.


• Ordering required works from our partner contractor Novus, ensuring we deliver a high-quality, cost-effective and compliant service.


• Contract management including progress against building works schedules. Utilising customer insight to support us in delivering on our customer promise.


• Helping customers combat damp and mould issues in their homes, by managing disrepair cases.


• Accurately measuring materials to enable a ‘right first time’ approach.


• Ensuring void works are carried out to a high standard, allowing us to re-let as soon as possible.

You have

• Building surveying experience including property condition and dilapidation surveys and specifying remedial works.


• Hold a Building Surveying qualification HND, HNC or Degree Level.


• Current knowledge of building repairs, construction as well as CDM roles and responsibility.


• The ability to manage, control budgets and expenditure.


• A vehicle insured for business purposes. The great news is that we’ll pay your mileage!


• You're a self starter, handling your area brilliantly on your own, making sure our projects are on time and within budget


• It would be nice if you hold RICS, CIOB professional registration, but they are not deal breakers!
